If you are a first-time homebuyer looking at McAllen, you are already making a smart move. McAllen consistently ranks as one of the most affordable cities in Texas, with median home prices well below Austin, San Antonio, and Dallas. But not all neighborhoods are created equal. Here are five areas our agents recommend for first-time buyers in 2026.

1. Tres Lagos

Tres Lagos has quickly become one of the most sought-after master-planned communities in the Valley. Built around a series of lakes, the neighborhood features walking trails, parks, a splash pad, and a community center. Homes range from the low 200s to 400s, and many builders offer FHA-friendly new construction. The neighborhood is zoned for highly rated IDEA Public Schools and is minutes from Expressway 83.

Why first-time buyers love it: New construction with builder warranties, HOA-maintained amenities, and strong resale values.

2. North McAllen (Nolana to Trenton Road Corridor)

The area between Nolana Avenue and Trenton Road along North 10th Street and North 23rd Street offers a wide range of homes in the 150K to 250K range. You will find established subdivisions like Trenton Pecans, Las Palomas, and Palm Meadows with three- and four-bedroom homes on quiet streets. Shopping, dining, and medical facilities are all within minutes.

Why first-time buyers love it: Affordable pricing, established infrastructure, and central location close to everything.

3. Sharyland Plantation

Technically in Mission but bordering McAllen, Sharyland Plantation is a massive master-planned community with excellent schools in the Sharyland ISD. Homes range from the 180s to the 500s, with plenty of options in the 200K to 300K sweet spot for first-time buyers. The neighborhood features multiple parks, pools, sports courts, and walking trails.

Why first-time buyers love it: Top-rated schools, resort-style amenities, and a strong sense of community.

4. South McAllen (Pecan Boulevard Area)

South McAllen near Pecan Boulevard and South 23rd Street offers some of the most affordable homes in the city, with many properties in the 120K to 180K range. These are typically well-maintained brick homes with good lot sizes. The area is close to La Plaza Mall, McAllen Convention Center, and the McAllen Public Library.

Why first-time buyers love it: The lowest price point in McAllen proper, and many homes qualify for USDA or FHA financing with minimal down payment.

5. Town Lake at Fireman's Park

This newer development near Fireman's Park in northwest McAllen offers modern construction around a lake setting. Homes start in the mid-200s and feature open floor plans, energy-efficient construction, and proximity to parks and trails. The area is growing rapidly with new retail and dining options.

Why first-time buyers love it: Modern homes at competitive prices with a neighborhood that is still growing and appreciating.

Getting Started

The most important step is getting pre-approved with a lender before you start your search. Many of these neighborhoods have homes that qualify for FHA loans with as little as 3.5 percent down, VA loans with zero down for veterans, and some even qualify for USDA financing.
